Thylander Group is real estate investments the old way. It has been like this all along, and each and every project without exception has brought profit both for our partners, our sources of finance and ourselves. All investments are based on traditional investment calculations – not mere speculation in tax depreciations.

Is real estate a particularly risky asset? Neither pension institutions nor other professional investors seem to think so, but you might get the impression reading the horrendous stories in the newspapers in recent years during and after the financial crisis.

It is important of course that the investments are done with common sense and caution. We uphold and focus on the following principles:

·       Secure positive cash flow throughout the entire investment period
·       Attractive location
·       Careful due diligence prior to the contracting
·       Conservative finance structure
·       Good balance of tenants with potential for rent increases

These are our basic principles which are defied only when market conditions offer on occasion particularly favourable conditions.

In addition as “proper realters” we have a competent management team, which actively administers each property with interest, experience and care. This way we minimize the risk and maximize the potential for a successful investment.

Real estate investments are not rocket science, but it is more complicated than what some believe. You have to watch out and you have to know your maths. Recent years’ misfortunes should have demonstrated that, if nothing else.
